Should You Repair, Replace, or Cap Over Existing Fascias and Soffits?
You should completely replace your fascias and soffits if the underlying timber shows any sign of rot, structural weakness, or dampness, whereas minor surface repairs are acceptable only for isolated cosmetic damage on sound timber.
Capping over old timber with plastic covers over existing rot, trapping moisture against your rafter ends and leading to costly structural roof damage.
Swipe the table sideways to compare your options →
| Option | Best when | Watch out for |
|---|---|---|
| Repair | A few boards are affected, rot is confined to one area, or you want to keep original period timber | The repair will not last if the cause, such as a leaking gutter, is not fixed too |
| Replace | Rot is widespread, old uPVC is cracked or brittle, or boards have failed along the run | Higher upfront cost, but it lets us check rafter ends and ventilation properly |
| Cover over | Boards are structurally sound and only look tired | Can hide rot underneath. Not suitable if timber is soft or if asbestos is suspected, because fixings would disturb it |
Do not risk capping over hidden rot. Book a Free Inspection and our roofers will check your rafter ends with a probe.
Which fascia and soffit material is best?
For most London homes uPVC is the low-maintenance choice, timber suits period properties, and aluminium or composite suit particular looks and budgets.
Scroll the table sideways to compare all materials →
| Material | Maintenance | Look | Best for | Typical installed cost per metre |
|---|---|---|---|---|
| uPVC | Low: wipe clean, no repainting | White is most common; other finishes available | Most semis and terraces | About £50–£150 |
| Timber | Higher: repainting or staining at regular intervals | Traditional, and can be shaped to match an original profile | Period homes, conservation areas, decorative gables | About £120–£200 Including painting |
| Aluminium | Low | Slim, contemporary profile | Modern builds and slim eaves | £200–£300 |
| Composite | Low | Can mimic timber or painted finishes | Where the original look matters but repainting does not | Quoted individually Typically above uPVC |
Why Is Ventilation Critical When Replacing Soffits?
In a cold loft, inadequate ventilation can allow moisture from household air to build up and condense on cold surfaces. Over time, this can contribute to timber decay, damp insulation and mould. Replacing soffits is an opportunity to check that the roof’s ventilation paths remain clear.
The ventilation arrangement needs to suit the roof’s construction, insulation and underlay. Condensation control should be assessed as part of the work, with reference to applicable Building Regulations guidance and BS 5250.
When Jade Roofing Experts replaces your roofline in London, we assess the ventilation needed and select suitable options from these three methods:
-
01
Vented Soffit Boards
Manufactured with integral ventilation slots that allow airflow through the soffit along the eaves. Suitable vent openings help restrict insect entry while keeping the ventilation path open.
-
02
Over-Fascia Vents
Fitted discreetly along the top edge of the fascia board, beneath the roof underlay. They provide an alternative ventilation route when solid, unvented soffit boards are preferred.
-
03
Circular Soffit Vents
Individual circular vents fitted into suitable existing or solid soffit boards to improve airflow. Their size, number and spacing are selected to provide the required ventilation area.

Check Wider London CoverageFrequently Asked Questions About Fascias and Soffits
What is the difference between a fascia and a soffit?
A fascia is the board along the roof edge that your gutters fix to. A soffit is the panel beneath the overhang, between the fascia and the wall. The fascia carries load; the soffit closes the gap against pests and, when vented, lets the roof space breathe. They are usually replaced together.
How long does a full fascia and soffit replacement take in London?
A standard residential roofline replacement on a London terraced or semi-detached property typically takes 1 to 3 working days, including scaffolding assembly, old timber removal, rafter repairs, and final gutter testing. Access, weather and the extent of repairs can affect the schedule.
Do I need planning permission to replace fascias and soffits?
Like-for-like replacement on a house will usually not require planning permission. Different restrictions can apply to listed buildings, properties in conservation areas and homes where permitted development rights have been removed.
Listed building consent may also be required where the work affects the building’s special character. Check with your local planning authority before changing materials or appearance.
Can you fit new gutters onto old fascia boards?
New gutters can be fitted onto existing fascia boards if the boards and their fixings are structurally sound. Decaying timber may not hold gutter brackets securely, especially when gutters are carrying rainwater. We check the fascia before recommending reuse.
Why are my soffits causing condensation in my loft?
Blocked or inadequate eaves ventilation can contribute to condensation in a cold loft. Moist household air can condense when it meets cold roof surfaces, leading to damp insulation and mould. Other factors, including air leakage and insulation layout, can also contribute, so the roof needs to be assessed as a whole.
How do I know if my old soffits contain asbestos?
Soffit boards on properties built or renovated before 2000 may contain asbestos. You cannot confirm this from their colour or appearance. Confirmation requires a sample taken by a suitably trained person and analysed by an accredited laboratory.
Do not drill, sand or disturb suspect boards. We can arrange appropriate testing and specialist assistance before work proceeds.
Is uPVC better than wooden fascia boards?
uPVC is a low-maintenance choice that does not need repainting and is resistant to rot. Timber can be more suitable for period properties or where matching the original details matters. The best choice depends on your property, budget and any planning restrictions.
Our 25-year workmanship guarantee covers the installation; manufacturer warranties on the boards are separate.
What is the difference between capping and full replacement?
Capping covers existing timber boards with thin uPVC cover boards. It is suitable only where the underlying timber is sound; otherwise, it can conceal existing decay and moisture problems.
Full replacement removes the existing fascia and soffit boards so the rafter ends can be inspected and any underlying damage repaired before new boards are fitted.
Will you handle scaffolding and council permits?
Yes. Jade Roofing Experts manages all scaffolding arrangements, safety barrier setups, and local council highway pavement permits required for working on London streets.
Are your fascia and soffit repairs covered by a guarantee?
Our full fascia and soffit replacement projects are backed by a written 25-year workmanship guarantee covering installation defects, subject to its terms. Manufacturer warranties on the boards are separate. For individual repairs, please confirm the applicable guarantee in your written quote.
What should I do if my fascia is leaking during a storm?
If water is leaking behind your fascia during heavy rain, call our emergency team on +44 7955 558880 to arrange an inspection and temporary securing where conditions allow. Stay clear of loose boards and guttering, and do not climb a ladder during the storm.
